How we get from an estimate to a real number
The report provides a great estimate based on local comps. It's a solid starting point. But data can only see what data has. Square footage, beds, baths, year built. It doesn't see the kitchen you renovated last year, the basement that floods every spring, the cul-de-sac families love, or the layout that's awkward for renters.
