We look for tenants with stabile employment and respectful credit scores, who have a positive rental history. We look for tenants who have a history of paying their rent on time.
We also consider the number of persons living in the unit so as to avoid overcrowding and excessive wear and tear on your property.
We do not consider any applicants who fall into one or more of the following categories:
1) Credit score below 550
2) Debt to income ratio is 50% or greater
3) Past collections
4) Active Bankruptcy or one that has not been discharged for at least 6 months 5) Recent criminal charges
6) Any current or previous evictions
7) Insufficient Income
8) Negative rental history
Your lease rate is determined by the condition of the property, location, and the rental rates of comparable, nearby properties. The market factors that determine lease rates vary substantially from the market factors that determine the value of a property.
