Rental Criteria

Interested in renting one of our available properties? Please take the time to review the rental criteria and standards below before submitting an application.

*Please note, you may not be the only one applying for this home. The first approved applicant will be offered the home.

  • Application fee is $47 per applicant over the age of 18 and is non-refundable
  • Credit score >600 is acceptable
  • Credit score 500 - 599 Security deposit increases or possible denial
  • Valid government-issued Driver's Licence or I.D.
  • Valid Social Security Number, I9, or ITIN
  • Rental History - Three years of previous landlord and rental history (if applicable)
  • Proof of Income - 3 months of most recent pay stubs or one year of most recent tax returns if self-employed
  • Combined gross income of occupants equals at least 3x the monthly rent
  • All applicants with an ESA must create an account through Pet Screening. No charge for creating an account if an ESA. Link below:

Reasons applicants would be denied include the following:

  • Credit score below 600
  • Debt to income ratio is 80% or greater
  • Active bankruptcy or one that hasn't been discharged within 2 years. After 5 years, it is subject to approval
  • Any current or previous evictions
  • Negative rental history
  • Insufficient income
  • Felony conviction record
